RB Designs Ltd party wall surveying services includes everything that you need if you are about to carry out work to a shared structure (such as a wall or floor) or excavate close to an adjoining or adjacent building. Under the Party Wall etc Act 1996, it is necessary to serve a notice on your neighbour and RB Designs Ltd are ideally placed to carry out this work on your behalf. RB Designs Ltd can serve the notice required under The Party Wall etc Act 1996, prepare Schedules of Condition and Party Wall Awards and offer advice on any aspect of party wall surveying.
What is the Party Wall etc Act 1996?
The Party Wall etc Act 1996 provides property owners with certain rights and obligations to other owners of buildings in relation to party walls and similar structures. It also provides a framework for a more disciplined approach to exercising these rights and for preventing and resolving disputes.
The Party Wall etc. Act 1996 requires that in certain circumstances it is necessary to serve a formal Notice upon your neighbour indicating that it is your intention to exercise certain rights under the Act. This is necessary in a number of situations, for example:
when the proposed construction is likely to have foundations within 3 metres of an adjoining or adjacent property, or within 6 metres of an adjoining or adjacent property and at a lower level
when new work is astride or up to the boundary
certain works to the party wall
It is important that Notices served under the Act refer to the relevant clauses of the Act.
Two members of RB Designs Ltd’s team are members of the Faculty of Party Wall Surveyors.
